A side return and a rear extension built as one L-shaped structure. More space than either alone, and cheaper per square metre than doing them as two separate projects two years apart.
These three terms get used interchangeably and they shouldn’t be, because they are different builds with different planning odds and different costs.
A rear extension projects straight back from the existing rear wall into the garden. A side return fills the narrow alley beside the closet wing without going back any further than the original rear wall. A wrap-around does both in one go: it fills the side return and continues back into the garden, forming an L that wraps around the original closet wing.
The reason people choose it is efficiency. You pay once for the scaffold, once for the party wall process, once for Building Control, and once for the disruption. Our own cost guide puts a 3-metre rear extension at roughly £4,000 per m² against about £3,640 per m² for a wrap-around — the extra floor area comes in at a marginal rate that is hard to beat in London.
It is the right build in a fairly specific set of circumstances:
If your garden is short, a wrap-around can leave you with a big kitchen and no outside space worth using. We will measure what is left before you commit — that trade-off is easier to see on a plan than in a brochure.
A wrap-around is not a side return plus a rear extension. Where the two arms meet, the structure and the roof both have to do something neither would have to do alone, and that corner is where the engineering effort concentrates.
A wrap-around almost always needs full planning permission. This is not a grey area. Permitted development treats the rear and side elements under separate limits, and a wrap-around exceeds the side-extension width restriction by definition — it is wider than half the original house and it projects beyond the rear elevation. Budget for a full application from the outset.
The 45-degree rule bites harder on a wrap-around than on any other extension type, because you are building close to the boundary and projecting back. Officers draw the 45° line from the centre of the nearest ground-floor habitable window next door, in plan and in elevation. On a wrap-around it commonly forces the rear arm to be shortened, or the side arm to be set back, or the roof to slope away from the boundary.
Councils are generally receptive to wrap-arounds where the design is sympathetic to the existing house and the neighbours’ daylight is respected. Refusals cluster around three things: too deep for the plot, too dominant against the neighbour’s boundary, or a design that ignores the character of the terrace. All three are addressable at design stage and expensive to fix at appeal.
Conservation areas and Article 4 directions apply as usual, and in much of terraced London they will be in play.
Party Wall Act 1996 applies as it does for a side return, and often to more than one neighbour, since the rear arm can bring you within 3 metres of a second property’s structure. Party structure notices need two months; excavation notices need one month. Surveyor fees run roughly £1,000–£2,000 for a single agreed surveyor and £2,000–£5,000+ per neighbour where each appoints their own, all payable by you.
Building Regulations approval is required regardless of the planning route.
Wrap-arounds typically add 20–28 m². These are 2026 London ranges — and note the per-square-metre rate is lower than for a rear extension alone, which is the whole point of the build:

The catch is that you need the whole budget available now rather than in two instalments.
Only if you choose one. Keeping the corner column-free is entirely achievable — it needs heavier steel sections and a properly engineered cantilever connection, which costs more. We price both options at quote stage so you can see exactly what the clear corner is worth to you, rather than discovering the column on a drawing later.
Typically 3 to 4 metres of depth across the rear arm, on top of the side return strip which was never usable anyway. On a standard London terrace garden of 12 to 15 metres that is manageable. On a short garden it is not, and we will show you the remaining space to scale before you commit — a wrap-around that leaves you with a paved corridor is a bad trade.
Most clients do, but a wrap-around is more disruptive than a side return because two elevations are open and the programme is longer. The existing rear wall stays sealed until break-through, so the house remains weathertight, but expect several weeks without a kitchen and a scaffold across the whole back of the house. Some clients move out for the four to six weeks around break-through.
Well-designed wrap-arounds on suitable plots are generally approved — councils are used to them. Refusals concentrate on depth, dominance over the neighbouring boundary, and designs that ignore the character of the terrace. The 45-degree rule is the usual reason a scheme comes back needing a shorter rear arm. We would rather design within it from the start than gamble on an appeal.
In practice they describe the same footprint and the terms get used interchangeably. If there is a distinction, “wrap-around” emphasises that the new build wraps around the existing rear closet wing, while “L-shaped rear extension” is just the plan shape. What actually matters for your quote and your planning application is the depth of each arm and the height, not the label.
The build is 12 to 22 weeks for a single storey, longer for two. Before that: planning, which is 8 weeks in theory and 10 to 16 in practice across most London boroughs, two months’ party wall notice, and 6 to 12 weeks for a build-over agreement if one is needed — overlapping, not sequential. From first site visit to finished space, plan on seven to ten months for a single-storey wrap-around.
Yes, where the plot and the planning context allow, adding a bedroom or bathroom above. It is a significantly bigger job — deeper foundations, more structural work, and much closer planning scrutiny because the impact on neighbours’ light and outlook is far greater at first-floor level. Two-storey side elements in particular are often resisted in tight terraced streets.

Plenty of clients arrive with their own architect already appointed, which is completely fine — we will work to whatever design package you have. What we would rather avoid is building from drawings nobody has checked against the actual site conditions, so we survey before we price.
